Where do you build?
We have lots in Elkhorn, Gretna, Millard, Papillion, Lake Allure in Ashland – Additionally, we have the ability to trade lots with other builders if we don’t own one in your desired neighborhood.
What is the cost per square foot?
This is a tricky question since custom home building can vary so much based on the clients personal needs and desires. Setting up an appointment to meet with Nathan and the design team is the best way to find out a projected price on a custom home.
How long does it take to build?
Based on the square footage 8 months for a typical 3500 square foot home otherwise can take up to 18 months over 5000 square feet.
How often are you on the jobsite?
Nathan is on the job sites twice a week or more.
Can I provide my own floor plan?
Typically we work with our plan drafter to scale a clients personal floor plan to meet the building requirements for the selected lot.
How often do we communicate?
We communicate at minimum weekly but clients have access to the builder and or design team 7 days a week.
How do we make our selections?
You are set up with our in house design team that attends all selection appointments with our vendors. We can even do 2 and 3D renderings to help you envision your space.
I have heard horror stories about building, so why would I?
Communication, expectations and honesty are key. Nathan spends more time on the planning stages than most builders to make sure you understand the cost, time commitment and what affects the schedule. If it sounds too good to be true then it usually isn’t.
What is the worst thing that has gone wrong during the construction?
Floods! Weather is something no one can control and is the number one thing that can mess up the schedule.
Where can I see your floor plan?
Setting up an appointment with Nathan and design team is the best way to see the floor plans we have done before. Custom homes generally start from scratch with our plan drafter.
Are you licensed contractor?
Yes, licensed in Nebraska.
Is there a home warranty?
Yes, there is a one year Builder Warranty plus the manufacturers warranties. Our home warranty is all done in house and not with a 3rd party.
Who carries the construction loan?
Generally, the client carries the construction loan.
What is the difference between fixed cost and cost plus?
Fixed cost home with allowances is the best way to keep you in budget. If lumber or concrete go up then you aren’t responsible for that cost. Cost plus makes you responsible for the rising costs of materials and labor. It isn’t in the clients best interest to do cost plus.
